    Introduction

    A ninety-minute conversation, in person or by video. We discuss the home, the timing, the family, the numbers. No commitment is requested.

    II.

    Underwriting

    Comparable sales, micro-market velocity, and property-specific risks are documented. You receive a written valuation memorandum, not a glossy CMA.

    III.

    Preparation

    Editorial photography, copy, staging consultation, and a private launch list. The home is shown to qualified parties before it touches the public MLS.

    IV.

    Negotiation

    Offers are worked in writing. Concessions are quantified. Counter-strategy is reviewed against your liquidity and timing constraints, not pride.

    V.

    Diligence

    Inspections, appraisal, loan, title, HOA. Each item tracked on a shared timeline. You are never the first to learn of a delay.

    VI.

    Settlement

    Funds wired, keys exchanged, files archived. We continue to advise on tax basis, 1031 exchanges, and refinancing for as long as you own the home.
